Penn Commercial has been appointed as the joint marketing agent – alongside Lambert Smith Hampton and Savills – by Trebor Developments, in conjunction with Hillwood, to promote the ‘Access @ Eastern Gateway’ industrial / distribution scheme, set on eight acres of commercial land along Ipswich’s Sproughton Road.
The total scheme provides five units, comprising 160,782 sq ft of new build accommodation. Units range from 12,897 to 52,491 sq ft and are available for immediate occupation.
Unit 7 at Access @ Eastern Gateway has recently been let to a major international occupier.
The remaining four units are ready for immediate occupation, providing the following accommodation, with unrestricted B2 and B8 employment uses:
Unit 4: 52,491 sq ft / 4,876.57 sq m
Unit 5: 44,022 sq ft / 4,089.78 sq m
Unit 6a: 12,897 sq ft / 1,198.17 sq m
Unit 6b: 18,233 sq ft / 1,693.90 sq m
The fully speculative multi-unit development has been built to the highest specification, including having achieved BREEAM ‘Excellent’ certification.
The site was acquired by Trebor Developments and Hillwood from Ipswich Borough Council. Detailed planning consent was secured in 2023, and practical completion was achieved in June 2024.
The ‘Access’ scheme is part of the wider ‘Eastern Gateway’ commercial park, which is now established as Ipswich’s premier industrial and logistics location, and complements the existing units already developed on site for Amazon and La Doria.
